			<content:encoded><![CDATA[<p>If you own a building that is now, or is expected to be “predominately” vacant soon, you probably already know that vacancy may attract crime, dumping, trespassers, etc.   Here&#8217;s something you may not know: once a building is considered vacant, insurance policies change. For example, many policies state that a property that has been vacant for 60 days or more will not be covered for things such as theft or vandalism.  I urge you to take a look at your insurance policy and determine how they define a vacant property (many times it doesn&#8217;t have to be 100% empty).  Give your insurance company a call to discuss your specific situation.</p>

On the north side of Cloudland Canyon State Park, we located an “easy to miss” entrance and began an exciting “caving adventure&#8221;.  With an escape rope tied to a tree we dropped into a cold, wet darkness, and waded, waist deep to the far reaches of the cave. Our only companions were a sleeping bat and one unusual crawfish about 4-5 inches long.  We are glad that our guide had explored that cave more than 30 years ago, and led us out safely.  It was a wonderful experience to share it with great friends.  </p>

As a 25-year veteran in commercial real estate, I believe that the real estate icons quoted below (and their attorneys) have been through unstable markets before – let’s hope and pray our political leaders listen.  Below are a few interesting remarks.  </p>
<p>Per Mark Zuckerman, Boston Properties Chairman, &#8220;…[<em>our national</em>] debt is going to take a long time to unravel, particularly for the American consumer,whose spending drives 70% of the economy,&#8221; … asserting that 25million working-age Americans are unemployed or underemployed and not a single full-time job has been created on a net-net basis since the current administration took office in January 2009. The collapse of confidence in this Administration and in the economy is going to affect everything.&#8221; </p>
<p>Jay Epstien, a Partner with DLA Piper said that &#8220;70% of executives described themselves as bearish in the firm’s State of the Market survey&#8230;&#8221;  He believed that &#8220;probably reflects the financial market rollercoaster ride of the last six to eight weeks.&#8221; The survey represented a cross section of the commercial property industry in several sectors.</p>

			<content:encoded><![CDATA[<p>According to CBS News, the Nyergers of Collier County Florida paid cash for their home.  About five months ago, Bank of America filed foreclosure papers on their home.  In court, the homeowners were able to prove they didn&#8217;t owe BofA anything on the house, and were able to confirm that they had never had a mortgage on the property.<br />

A Collier County judge agreed with the Nyergers, and ordered BofA to pay the couple&#8217;s legal fees.  Five months after the judge&#8217;s ruling, BofA still hadn&#8217;t paid the legal fees, so the couple&#8217;s attorney foreclosed on the bank.  Sheriff&#8217;s deputies, movers, and the Nyergers attorney went to the bank, padlocked the doors, and began removing desks, computers, filing cabinets, and teller trays.  About an hour after being locked out of the bank, the branch manager handed the attorney a check for the legal fees, with apologies for the misunderstanding.</p>
<p>Moral of the story?  Do not overlook community banks for their personal service and relative freedom from bureaucracy.</p>

			<content:encoded><![CDATA[<p>As everyone in America knows, Monday is Memorial Day. But do they remember why we celebrate Memorial Day? For school kids, it&#8217;s the end of another school year. For adults, it&#8217;s a wonderful three day weekend. And for everyone, it marks the beginning of summer. </p>
<p>As time passes, fewer and fewer people appreciate what Memorial Day represents.  Many people believe Memorial Day is a time to reflect on everyone who has passed away as opposed to it&#8217;s true purpose - honoring those brave folks who gave their lives for our great country. </p>
<p>There are many different ways to celebrate Memorial Day.  Many memorial services take place in cities and towns. Some places even hold parades. Churches and schools host concerts.  One way for every American to take part in a Memorial Day activity is participating in the National Moment of Remembrance.  On Monday, at 3pm local time, take a minute to stop what you are doing, and remember those who have died while fighting for our country.</p>
<p>And if you want to attend a special Memorial Day event, here are a few that are taking place in or around Cobb County.</p>
<p><strong>Saturday, May 28</strong></p>
<p>11 am &#8211; Memorial Day Ceremony at Georgia National Cemetery. </p>
<p><strong>Sunday, May 29</strong></p>
<p>3pm &#8211; Memorial Day Concert &#8211; Cobb Wind Symphony Orchestra will perform at the Kell High Performing Arts Center.</p>
<p>6pm &#8211; &#8220;We Will Never Forget&#8221; Patriotic Concert at Mt. Bethel United Methodist Church</p>
<p><strong>Monday, May 30</strong></p>
<p>10 am &#8211; City of Smyrna&#8217;s Memorial Day Ceremony at the 20th Century Veterans Memorial.</p>
<p>12 noon &#8211; National Memorial Day Ceremony, Marietta National Cemetery.</p>
<p>3pm &#8211; National Moment of Remembrance</p>

			<content:encoded><![CDATA[<p>I recently took a drive down Johnson Ferry Road. It is starting to look a little different with all of the renovations taking place.  It seems that every shopping center is having a face lift and new stores are being added.  Parkaire is looking great. The Kroger has finally received the renovation it has needed for a while. The relocation of the library from Merchants Walk to Parkaire has resulted in increased traffic to the center.  Good news for the merchant’s there.</p>
<p>It’s amazing that in the 1970s, this area was Parkaire Field Airport. In the mid-70s, the airport was replaced by an enclosed mall consisting of the Kroger, an ice skating rink, a movie theatre and a few other stores.  The mall was torn down in 1986 and replaced with the strip mall.  Wow how things change.</p>
<p>Speaking of which, my Johnson Ferry travels took me past Merchants Walk.  Talk about change taking place.  The new Whole Foods is coming along and is scheduled to open in July. </p>
